Let only service for landlords

 £395 paid upon BPS finding a suitable tenant (payable on move in) NO LET, NO FEE!

  • Includes all marketing on Rightmove and www.boutiquepropertyshop.co.uk
  • Social media campaigns, to let board, accompanied viewings, drawing up the tenancy agreement
  • Bond registration with the DPS and full tenant referencing checks via Homelet.
  • BPS will arrange everything to the point of move in, after which the landlord would become the tenant’s main point of contact.

Fully managed service for landlords

  • £295 set up fee, payable on move in. NO LET, NO FEE!
  • 8% monthly management fee. Includes all the services as with let only, plus:
  • Quarterly property inspections
  • Maintenance and property repairs/issues dealt with promptly by local contractors
  • Rent collection service
  • Arranging for renewal of annual gas safety certificates
  • BPS would be the tenant’s main point of contact throughout the term of the tenancy

* If the landlord wishes for BPS to draw up a renewal tenancy agreement at the end of the tenancy, an admin fee of £50 would be payable

* A fee of £99 is payable if BPS are to arrange a professional inventory for the property.

Tenant fees 

Fees applying to all new tenancies from 1st June 2019

We may charge a tenant any or all of the following when required:

  1. the rent;
  2. a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
  3. a holding deposit of no more than one weeks’ rent;
  4. default fee for late payment of rent (after 14 days);
  5. reasonable charges for lost keys or security fobs;
  6. payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
  7. payments associated with early termination of the tenancy, when requested by the tenant; and
  8. payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

Fees applying to all pre-existing tenancies entered before 1st June 2019

We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.

Updated Regulations - From 1st June 2020, private landlords in England will be required to have the electrical installation in their rental properties checked by a qualified electrician to ensure that they are safe. This means that: Electrical installations must be inspected and tested prior to the start of a new tenancy from 1st July 2020.
